Property oversight (also called home watch) is a scheduled, visual inspection of your vacant or seasonal home. We look for issues such as water leaks, storm damage, pest activity, electrical problems, and other signs of trouble — and report them to you promptly with photos and notes.
How often do you inspect the property?
Most clients choose weekly or bi-weekly inspections, depending on how long the home is vacant and the level of risk they want to manage. We’ll help you choose the right frequency for your situation.
What do you check during an inspection?
Each visit includes a detailed interior and exterior walkthrough, typically covering:
Plumbing and visible water leaks
Water heater and under-sink areas
Electrical panels and breakers (visual only)
Signs of mold, moisture, or humidity issues
Doors, windows, and signs of intrusion
Appliances (visual check)
Exterior condition, lanai, and entry points
Every visit is documented with photos and a written report.
Do you provide reports after each visit?
Yes. After every inspection, you receive a digital report with photos, time stamps, and notes. If we find an issue, you’ll be notified promptly so you can decide how to proceed.
What happens if you find a problem?
If we discover an issue:
We document it immediately
Notify you as soon as possible
Follow your pre-approved instructions
We can help coordinate access for plumbers, electricians, or other service providers if needed, but no work is performed without your authorization.
Do you repair issues yourselves?
No. Property Oversight is a non-repair, non-construction service.
Our role is to identify issues early, document them, and help coordinate solutions with licensed professionals of your choosing.
Are you insured?
Yes. We carry appropriate business liability insurance for property oversight services. Insurance details can be provided upon request.
Do you shut off the water when the home is vacant?
This depends on the home and the owner’s preference. Some clients choose to shut off the main water supply; others prefer regular monitoring. We’ll discuss the pros and cons and follow your instructions.
Do you offer water-leak monitoring systems?
Some clients choose to add enhanced water protection options. Whether this makes sense depends on the home, plumbing layout, and occupancy pattern. This can be discussed after service begins.
